Voßpalais

The city palace from 1886 has been successfully integrated into today's shopping landscape. This ensures that history remains visible for the future and the tradition of department stores can be experienced. With its distinctive red sandstone façade, wooden coffered ceilings, and unique character, the Voßpalais enriches its new surroundings: a palace with a past and a future, nestled in the old new shopping centre of Berlin.

The historic post office is a striking standalone building from 1900, located in the heart of Zehlendorf – just off Teltower Damm. Owing to its many years of use as a post office, it enjoys high name recognition throughout the wider area. The building impresses with its Wilhelminian-era façade and freestanding position between Teltower Damm and Zehlendorf S-Bahn station.

The site offers excellent accessibility within the Zehlendorf district and sits in its “urban” centre. Zehlendorf S-Bahn station is within clear view of the property, providing optimal connections to central Berlin and Potsdam. The town hall and key everyday services are directly nearby.

The existing rental area was expanded to a total of approx. 2,110 m² by adding two additional storeys in the attic. Special emphasis was placed on high-quality fit-out, sustainability, modern building services and elevators, efficient floor plans, and solid construction.

Retail

On the ground floor and first floor, high-quality retail space totaling approx. 882 m² was created.

  • Two units of approx. 375 m² and 157 m² are located on the ground floor, featuring a spectacular ceiling height of about 6.5 m. These spaces are accessible both from the shopping centre - across a frontage of 13 metres – and from Voßstraße. The approx. 375 m² unit also has an additional display window frontage on Voßstraße (window width: approx. 3 × 2 metres).
  • The first-floor unit has a total area of approx. 350 m² and is accessible from the shopping centre across a frontage of about 13 metres.
  • In the immediate vicinity, these two units form a coherent symbiosis with the retail and commercial uses of the “Leipziger Platz 2 and 12” project on the former Wertheim site, which is home to Germany’s largest shopping centre.
  • Tenants benefit from the mall’s footfall and, thanks to their integration within the Voßpalais – with its distinctive architecture and circulation – enjoy a strong unique selling proposition compared to the centre’s other tenants.
